As a Tiny Home you'll get reduced bills and a skill boost, whilst the Starter Home price tag will leave a few Simoleons in the pocket in order to survive. Oak Alcove is nothing flashy, but its cosy and has all your Sim needs to start out in a new world.
This home fits snuggly onto a 20x15 lot and has a price tag of around $18k. After downloading simply transfer the Oak Alcove Tray files to your games Tray folder and the CC files to your Mods folder and then you're good to go. As always none of the CC is mine and I make no claim of ownership.

PRIDE

PRIDE Nightclub is the place to go in the Newcrest Gay Village if your Sims want to let their hair down and dance until the wee small hours. The dance floor occupies most of the ground floor whilst the bar is upstairs, with plenty of seating for Sims to catch up with old friends or chat with new ones (or bend a relative stranger over the couch and give them a good hard pounding).
This is a nightclub lot type and fits onto a 30x20 lot and costs around $87k. After downloading transfer the PRIDE Tray files into your games Tray folder and the CC files into your Mods folder then grab your danciong shoes and enjoy. As always I make no claim of ownership over the CC used, a huge thanks to those more talented people who make it available to the rest of us.

Cockout Cookout Grill

Getting a table at the Newcrest Gay Villages top restaurant, the Cockout Cookout Grill, can be tricky (thank you Dine Out) but for those lucky enough to find their seats and get their food they rave about it. With both inside and outside dining options this vibrant eatery is definitely a destination to be ticked off the list when visiting the new look Newcrest.
On a 30x20 lot this restaurant will set you back around $77k.
After downloading, copy the Tray files to your games Tray folder and the CC files to your Mods folder and voilà you have a new restaurant to try out (fingers crossed it actually works, lol). As always I make no claim of ownership of the CC used.

Ridgeline Apartments

The Ridgeline Apartment Complex is one of the most sought after Residential Rentals in the Newcrest Gay Village, boasting a trio of large luxury modern units, all with their own balconies, access to a shared above ground pool, in-building laundry facilities, as well as a separate butler's accommodation (though this is very much first come first served unfortunately).
This build fills a 40x20 lot and costs a little over $357k and I've kitted out each apartment for some very different Sims from a music lover and aspiring DJ, to a fitness enthusiast, to a social media and style influencer (of course you can remodel as much as you like). The build is a little different that the pics as I raised up the foundation (so the ground floor unit didn't have people just looking directly into it) but never minded to update the screencaps.
After you download and unzip Ridgeline Apartments, transfer the Tray files to your games Tray folder and the CC files to your Mods folder. There is one CC item I can't find to include, the "gravity pull up bar", no idea what it's called, though if I do stumble on it in the future I'll update this download. As always I make no claim of ownership to the CC I have used, a huge shout out to the very talented artists who make this available.

Newcrest Pool

If your Sims are looking for somewhere to work on their fitness that isn't a gym then they can try the Newcrest Pool in the Bridgeview district of the Newcrest Gay Village. With a sizeable pool heated with geothermal energy in order to workout in comfort, there are also a couple of hot tubs and a sauna for Sims to relax in, whilst on the first floor there is a bar and plenty of tables to meet with friends and make new ones.
It is on a 30x20 lot and has a price tag of arounf $78k.
After downloading copy/drag the Newcrest Pool Tray files into your games Tray Folder and likewise for the CC files and your games Mods Folder. As always I make no claim to the CC used in this build.

AEP Studio

Whilst the AEP Studio might not be in the Newcrest Gay Village, I'm sure Magnolia Promenade isn't that far away from it so it'd be an easy trip to make for those aspiring to get into the adult industry. This industial inspired build has all your Sims will need to make it in Adult Entertainment Production (there are also three empty studio spaces on the first floor that could be set up as film sets so should be able to cover the Adult Work Enterprises mod as well), which isn't bad going for a 20x20 lot. The studio will cosy just under $110k and has lots of potential for development (with the three studio spaces I mentioned earlier), with an editorial/production as well as the owners office on the second floor (I didn't include computers up there, given Sims predisposition to go immediately to a computer instead of doing anything else).
As always after you download, just transfer the AEP Studio Trap files to your games Tray Folder and likewise the CC files to your Mods Folder.
There are two items of CC I know I'm missing, the "Love Me Tender, Fuck Me Hard" picture sets by Khlas, but I can't find them in my CC, so not sure where they are (though you'll be able to substitute them for whatever you fancy). As always, I make no claims of ownership over the CC used, there are some very talented people out there.

Avarice Acres Park

So in my development of Newcrest as a Gay Village I decided that Llama Lagoon was going to be an Art Deco inspired district (you'll see a couple of the other builds I'm working on in the background) with one of the three community lots being Avarice Acres Park right in the centre. A well maintained park that offers several activities for Sims to enjoy and is also very popular when the sun goes down (especially in and around the public toilets).
This is pretty much a straight forward pack that doesn't use any CC (other than the wall sex markers from WickedWhims). It's on a 40x30 lot and costs a little over $70k.

Daddy's House

Welcome to Daddy’s House, an expansive mansion in the Newcrest Gay Village. Owned by Daddy, a warm-hearted man whose gone through his own struggles and is now looking to help out others where he can, he built this house in mind to help out struggling students in need of accommodation when attending university, offering comfortable rooms and a lot of extra space for those who needed it and other the years he’s house a great many young men looking to pursue further education (daddy issues are not a pre-requisite to apply for a room). You could of course just use is as a normal house, lol.
This build was inspired by a webcomic of the same name (though it went quiet a few years ago and now the website no longer exists), where a horny muscle bear offered up rooms to university students who were just as horny as he was.
This build is on a 40x30 lot and consists of three floors:
