Rooms are too small for multiple characters (yes I'm using mod for sexlab purposes) you can just click it with console commands and disable for your session or move it with SAM/Jaxons Positioner, lots of options here. As for toggleable furniture from my end, I might add it for a few assets that are high poly to reduce lag.
