I'll have to research how to fix this issue if it comes up more often. I can add a separate teleport trap door in the next patch so that there is an alternate way to get to the island other than boat. Ideally it should face away from the house so it doesn't freeze right away.

I'm not a screenarcher by any stretch, but I figured I'd toss a couple of test shots just running around the villa.  It looks fantastic overall.  Daytime was between 12:00 and 1PM, nighttime shots were around 9pm and later.

 

Notable visual mods:

PICHO ENB for NATIII; Basically no modifications out of the box

Water for ENB

ENB Light

Thank you so much for some test screenies! So it looks like the enb lights seem too bright for you and one other person. I might have to tone it down. 
I didn't add as many lights as I initially wanted because things would start to flicker so I had to delete a bunch of them. I think for the future I'll look into making light switch/toggles for different rooms.

Anyways, glad to see the map on another rig, I'm happy it looks good for you

I truly think this mod is excellent!
As soon as I saw this mod, I wanted to create something that bridges modern and fantasy elements.
That's why I was planning a patch mod to connect it with one of my favorite house mods, Azura's Dawn.

I opened this mod using SSEEdit and discovered an issue during the process.

 

MGEF: TeleportFlatIsland
The Script (Sorted) section under this magic effect appears to reference an unspecified code.
The referenced value is XX0435A5.

 

I wanted to ask whether it's okay to ignore this error, or if there is indeed a missing element that needs attention.

Thank you! It would definitely be interesting to connect the two mods together. I'm wondering how you planned to do that? Will it be a TP between the two locations?

As for the SSEEdit reference, I'm actually not sure what magic effect that is. I don't think it's on the map itself, might be a remnant from an older build. I would ignore it or delete it if it's creating complications. I'll look into it when I do version 1.1 and see if I can get rid of it. 

Thanks for checking the mod out, lemme know if you find any other strange things, I appreciate it a lot.

I had to translate most of this but yes, I'll try and optimize the map some more for the stutters, I think it's working for most people. It's just a bit heavy due to lots of custom furniture.

given Luxury Beach Villa SE in phase 1.0 and 'render_reindeer' is still casting spells on it. so no nitpicker doing here, just fix:

 

remove dirty edits that is causing issue from ESP, that are dirty edits unlikely to cause issue still there.

 

two NIF that cause random CTD, one of them is not used yet.

 

the beach is no more shiny.

Hello Idk how u guys got this to work but in my game not work after installed it first 2 time i got crash where is not compatible with alternate life after fixed load order in mo2 game work fine no crash but there is not entrance in riverwood also coc LuxuryBeachVilla not work when i try what i missing !

 

EDIT: i can confirm to this mod not work with start (Alternate Start - Live Another Life) Need patch for it

Did it work with yaoyve's esp patch two posts above? Try that first.
Also, have you tried using it without VillaStudio.esp as it conflicts with it. 

Alternate Start has been in my load order the entire time I've worked on and released the mod so I'm surprised to hear this.
