XML Bad formatting

Can anyone help me with what is wrong with my formatting, it keeps giving me this error saying it can't be parsed.

When I am running throughout the Commonwealth on the left side of screen. Also, I am using AAF Beta 161.1

Loads fine in my exceed. Is it possible you have a special (non-printable) character in the file you clipped this out of somewhere?
