LittleMsSam has a Roommates Mod but you need to have the University DLC. But they pay you rent once per week. Roommates get assigned random quirks by the game and some of them will drive you crazy. A better one is LittleMsSam Live-In Services (Maid, Gardener, or Nanny) Basically just NPC's that live with you and don't control.
