[SEARCH] Small player home with item auto-sorter

I am looking for a player home that

- is small: no palace, no castle, no village or town - just a house with one or a hand full of rooms

- has an auto-sorter, so I can drop my raw materials (only!) into a central house storage

- has all the standard crafting stations which use the central house storage from the auto-sorter:  

     (smelter, tanning rack, anvil, workbench, grindstone + alchemy table + enchanting table + cocking pot)

 

+ nice to have:

  - close to any of the major towns

  - flat, single-story, so that standard followers do not get confused - my Multiple Floors Sandboxing does not seem to work for them any more
