Game crashes when I leave Lord Pellham's Estate

I just began Lord Pellham's Tea Party and I can't leave because the game crash on exit. I'm using OBSE v20.

Please take the time to read the pinned thread at the top of this section and correct your load order to match the one in the spoiler.

(hint - the one that says "READ THIS BEFORE POSTING HERE.")

 

Your load order is terrible and likely part of the cause.

I did what you suggested and it still crashed.

 

I decided to disabled all mods and loaded a save game with my toon outside and it crashed again. I'm going to reinstall Oblivion along with the mods, every thing was fine yesterday evening so it is likely something I screwed up today.
