Game crashing, seems to have to do with ZaZ

My game is pretty unstable, and I'm not sure why, I don't have that many mods and the ones I do have are all popular, I feel like I have to be doing something wrong.

 

What happens is that the game starts at a really good framerate, but as I play it dips more and more, eventualy leading to a crash. I experimented a lot and it seems that this crash only happens when I have Zaz installed, I've tried with Zaz 7 and Zaz 8, and it happens with both. 

 

Something I have noticed is that the game will sometimes freeze and textures will go black, I have plenty of Vram and ram, and again, this only happens when Zaz is installed.

 

I'm using loot, wyrebash, fnis, the unofficial patch, clean saves and installs I'm doing everything I'm supposed to be doing to keep my game stable (I think).

Skyrim LE HavOK can crash causing Collision to stop working after installing or removing mods in some cases

use these steps to fix it

1. disable all mods  do not uninstall ...

2.start a new game and go through the intro process till your binds are cut  ....you can then save .to return to a new game if you like

3. open console with ~ key and  type in coc qasmoke it will bring you to a hidden room with little CPU  impact and safe the game.

4 you can now close the game and activate your mods .these steps are needed only once  ..use the qasmoke save when your games crashes or HDT stopped working .
