Best settlement/player home for a brothel/bdsm dungeon?

Hey!

 

I was looking for a nice player home or settlement to build a brothel with FP Prostitution in. I'd also like to have a bdsm dungeon in it. Have you ever build such... Where did you build it? Do you have a favourite place to build such things? In case of a player home: I'm also looking for a mod to allow settlers to be sent there. Any ideas?
