blackscreen freeze on leaving schoolhouse

before launching FONV via steam, I ran loot and FNVEdit and created a merged patch. the game launched without problems and I started a new game.

I completed character creation with Doc Mitchell and left to find Sunny. I killed the geckos with her and collected the ingredients for her cooking lesson. we returned to the saloon together and I spoke to Trudy about the Powdergangers and Cobb. I then spoke to Sunny again and asked her about work. she told me about the safe in the schoolhouse. she gave me the magazine and the bobbypins. I left the saloon and made my way to the schoolhouse. I killed all the critters and opened the safe. as I exited the school house, my screen went black but the audio remained. I waited but nothing changed.I used ctrl alt del to open the taskmanager. I got another black screen and after that nothing worked. keyboard or mouse. 

 

this reminds me of some issue with skyrim and leaving the bannered mare. something about cell change. 

 

i have the latest version of NVSE 

 

I am using nmm. my load order.
