Why do I need to do ctrl-alt-del on area transitions?

Seriously. It stop doing anything, and I hit the magic keys and zoosh, it's there.

I have about 3 problems with skyrim at the moment

 

1 - On area transitions (and loading saves) it sometimes stops doing anything and ctrl-alt-del almost invariably fixes this (the times it doesn't, which are very few, skyrim crashes instead)
2 - I used to crash a lot on start up but the Continue No Crash mod has fixed that (but it runs into the problem above fairly frequently)
3 - Sometimes the save of the SKSE part of the save game goes terribly terribly slowly. It's so slow that if I open my save directory up in explorer, I can see it being written to as the size goes about around 10kb ever second for a while before it picks up speed. Given that file is about 1700kb, you can prolly imagine that sometimes saving a game is quite tedious.

 

Has anyone had any similar problems, and got any fixes/workrounds (I suppose the ctrl-alt-del thing is a workround in itself, but it's quite tedious).
