loading issues with certain locations

Since a while back I've got some issues loading Understone Keep in Markarth.

I couldn't figure out the problem and got sick of debugging instead of playing, so I started a new playthrough centering in the east of Skyrim to avoid it.

But now the same problem occured in Fellglow Keep (mage academy quest), which is similar in size to Understone Keep.

I guess I can't avoid it after all :x

 

I'm using:

• ENB
• Crash Fixes
• loads of script heavy mods
• some texture replacers for nicer clothes, potions, food, etc.

Whenever I try to enter Understonde Keep or Fellglow Keep following message pops up:

 

I've tried to isolate the problem via deactivating mods.

The result was that only with a handful mods I was allowed to enter without this message popping up.

Also my method of finding the culprit esp resulted in alot of false positives.

 

To help me debug this monstrosity I'm also using Skyrim Performance Monitor:

Every time the amount of threads hits zero a new session of Skyrim starts.

The session before the last was run with my usual mod list mentioned in the spoiler above.

The last session was run without most texture replacers and script heavy stuff.

Both attempts failed at entering Understone Keep.

Also in both attempts the memory usage went to a little more than 2GB, so there should still be plenty room for more.

 

I'm not sure how to proceed from here.

Of course I followed the instructions in the error message before all else, to no avail.

I've got the idea maybe my Skyrim can't handle more than 2GB of RAM and tried to set the Large-Address-Aware-Flag via a downloadable program and ran my tests again.

The result didn't change - Skyrim is still using only 2GB.

Although I got the number from Task Manager, since Skyrim Performance Monitor isn't taking samples anymore ever since I updated TESV.exe and skse_loader.exe.
