Can you build all three houses in hearthfire?

Can you purchase and build all three houses in the Hearthfire DLC?

 

Or is it only one at a time?

You can build all 3 houses.  The only time that you are locked out of one of those houses is if you kill Helvard for the Dark Brotherhood quest in front of the Jarl, Siddgeir's (and possibly Dengeir's) disposition towards you may drop, and he will no longer sell the land.  If you are going to do that quest, be sure to kill Helvard out of the Jarl's eyesight.

I chose to kill the dark brotherhood instread of join them.

 

That shouldn't be a problem.
