Repeated CTD in Riften

Ok, this is getting ridiculous. Without having added any mods, I suddenly can no longer go to Riften. Every time I enter the city, the game freezes and eventually CTD's. I disabled several mods, cleaned saves multiple times, started from multiple saves, and the same results every time. WITH ONE EXCEPTION:

 

With a broken FNIS (and as such, everyone t-posing) - it worked just fine. But rerun FNIS and LOOT? Nope, won't load in. Load somewhere else, go to Riften? Failure. Papyrus is attached yelling about missing properties and null scripts - but I ran savecleaner, there's nothing orphaned. And again - it was working fine, then didn't, and no mods were changed. So what gives? And are SL-based mods really this unstable? Because it's getting to point I just say screw it all.

My own recent playthrough was saved by installing SKSE Preloader and setting UseOSAllocators=1 in CrashFixPlugin.ini as per instructions above.
