Very specific repeatable CTD having trouble with

I am building a settlement at the starlight drive in. Large swimming pool, only a couple SS plots and only five settlers so far.

 

I quit the game then started again with last save. As soon as I walked towards the movie screen CTD. Had to load a few saves back to not CTD when walking towards the movie screen. I built one new item (a shower station), saved, quit, reloaded, and CTD again. Loaded previous safe save, just placed some random wood walls. save, quit, reload, CTD when walking towards movie screen.

 

Doesn't seem to matter what I build. As soon as I place one or more items I can continue to walk anywhere, interact with anyone, and build more items without any issue. But, as soon as I load a save after placing new items, CTD when looking towards or walking towards the movie screen from the direction of the projector.

 

I don't think I have reached some kind of settlement size limit as I have way bigger builds at other locations.

 

Any help would be appreciated.
