Harbour Grand Hotel Brain Dead CTD

Heyas! So, I'm doing the 'Brain Dead' quest. I've gone through removing & fixing mods as much as I can, and still no fix. I for whatever reason, cannot go near one specific door in the top floor of the Harbor Grand Hotel without a CTD. Picture included for reference, will add mod-list & such in a bit.

 

Hoping someone can help with this please, as it is driving me INSANE.

Edit: apparently it actually starts at this door, but anything past it, whatsoever, causes a CTD(found when I tried a workaround of just TCL'ing through the floor to go past it).
