Weird loading glitch in game?

I stopped playing FO4 for a while, after getting the patches, some mods (just guns and cloth mod + weather mod) and the new DLC I notice this problem where my PC would start running into unloaded cells, as evidenced by the LOD mesh right in front of me. If I wait a few seconds or go even further away the game would pause and start loading the cell properly. It happens pretty often but I havent got a screen shot yet. Ill post some when i get the chance to play again but I'm wondering if anyone ran into the same issue?
