The main idea behind this mod is to allow the player to manage an apartment building and earn caps from the residents that reside in there but could also lead to various adult situations.

 

1, Weekly or Monthly Rent

Once a week or month, the player can stop by to collect rent from the tenants but you also have the option of letting them offer their body to pay for the rent instead

 

2. Voyeurism

This would likely require adding extra scripts but the player can spy on them taking showers/baths, using the toilet, masturbating and having sex with other NPCs. Maybe allow setting the frequency in which they do this in the MCM

 

3. Night Visits

The player could sneak into a tenant's bedroom at night to have their way with them while they sleep. Maybe add a little cheating scenario where a married tenant can choose to have sex with the player while their spouse is asleep

 

4. Repairs

Objects at random times will break down in the apartment, While the player is busy fixing things around the apartment, a tenant will randomly become aroused by how handy the player is and will approach them and offer sex for their hard work

I wonder if something like this could work for Fallout 4.  Create a closed off apartment building with locked doors.  Make a series of preset apartment styles that you can mix and match, or upgrade, with failure points like pipes on the walls that could leak, electricity panels that could break down, vents that need to be repaired, sinks, showers, stuff like that.  

Set upgrade levels for different failure points, maybe a more expensive utility node could take longer to break down or be totally immune to damage leading to happier customers and more rent but less opportunities for sex during repairs.  Cheaper utility nodes could have a higher chance of failure leading to more opportunities for sex during repairs but the tenants would be less happy, so you wouldn't make as much rent and they might leave. 

Maybe while you're repairing or upgrading a vent there could have the option to add peep holes, cameras, or knock out gas if you're stealthy enough. Better quality water, or drugged, water if you're stealthy or intelligent enough. 

I can think of a lot of possibilities, and variations, on the theme.  It sounds like something that'd be fun to mod if someone took it up.
